  • Deferred maintenance

  • Lack of curb appeal

  • Undermarket rents

  • High expense ratios

  • Communities of less than 100 units

  • Strong economic growth and a diversity of employment options in the region

  • Internal Rate of Return of at least 13-15%

  • Cash on Cash returns of 8-10%
